Some free advice… generally
speaking, farmers are not ‘bargain hunters’ since they
know the cost of a farm is a small portion of their upcoming investments. For
most crops, the growing costs for one year will exceed the cost of the farm. It
is not price so much as it is productivity and the cost to get it in shape. Most
farmers will not rely on the advice of a realtor however but your helpfulness in
pointing things out, those things he wouldn’t ordinarily be privy to, would be
fully appreciated. A great selling point is who the previous farmer was and his
reputation (if it was good). If the previous farmer practiced crop rotation…
point this out. A good weed-control program previously is another selling point.
Many young farmers are ambitious, and will continually expand if financially
able… always keep them informed on anything upcoming.
A comforting thought... within all business sectors, there are breeds of
people differing from their counterparts and farm and ranch realtors are no
exception. Whether it is psychological or their background, they are of the
soil... otherwise they wouldn't and couldn't do it. While some people would
rather deny their earthly connections, farmers, ranchers and all those connected
see the futility in such denial. It is to stay connected... however you can.
