Some free advice… a second-rate farmer can ruin a farm in a single year, those who have little interest in weed-control for example. Once established, weeds will rob production for those who follow and quadruple their weed-control costs. Take a look at the farm they currently or previously farmed, if any. If it's a mess, soon yours will be too. Get to know the area farmers if possible, you'll soon learn who the better farmers are. A comforting thought... being involved in agriculture is a wholesome feeling and that alone is a good enough reason. While to actually work the farm (or ranch) would be better in that regard, but with it comes the financial risks. Any farmer, I think, would be just as proud being an absentee farm owner.
